Arden Hills is located 10 miles north east of Minneapolis. Total population is around 10,000 people. The City has a total area of 9.6 square miles with only 0.7 square miles of water. Much of Arden Hills is made up of fourteen parks totaling nearly 102 acres of land. The City of Arden Hills was working on a master redevelopment plan for the former Twin Cities Army Ammunition Plant that included remediating any environmental issues at the site, but this process ended in May 2009. Original thoughts were to create over 2000 housing units and commercial space. For now plans for the 585 acre site seem to be on hold.
All the schools in Arden Hills are operated by District 621. There are six elementary schools and two high schools in this district. Mounds View High School and Valentine Hills Elementary are the only two schools from this district located in Arden Hills. Bethel University is located in Arden Hills. Bethel is a Christian school with nearly 6000 students attending.
Year to date through August Arden Hills has had 45 closed sales; this is down 15.1% from last year numbers. The median sale price is down 2.4% to $238,000, the average sale price is down 3.6% to $280,312 and the average days on market is down 20.5% to 131 days.
Year to date through August the Twin Cities as a whole has had 29,105 closed sales; this is up 13.5% from last year. The median sale price is down 18.5% to $167,000, the average sale price is down 19.2% to $197,930 and average days on market for the Twin Cities has held steady year to year at 143 days.
