IDX and "MLS Search"

IDX is Internet Data Exchange. MLS is Multiple Listing Service. (Regional Multiple Listing Service here in the Twin Cities) Combine the two and agents like me have a very powerful tool that allows us to supply you with MLS listings.

The actual MLS can only be accessed by licensed real estate agents. Luckily for us this is where IDX comes in. While you are not seeing the actual “MLS” you are seeing almost all the key features and data for all home listings. In essence, through Broker Reciprocity, this allows you to view any listing on the market from an individual site and also allows that agent to get you into any property on the market. Regardless if it’s a Re/Max, Edina Realty, Coldwell Banker, Keller Williams or even a For Sale by Owner (FSBO) listing, any agent can get you into any property.

Again, keep in mind you are not seeing the actual MLS. While the difference you see on a web site versus what an agent see’s is a small distinction, there is important information you may want to know when you are considering writing an offer. A big one worth mentioning is days on market and cumulative days on market. This question is often asked by buyers and if not should be. Only an agent can answer this important question for you.
