The City of Minneapolis Audubon Neighborhood is located in northeast Mpls. Its borders stretch from Central Ave to the West, Lowry to the South, Stinson Parkway to the East and then stretches along St Anthony Parkway to the North.
The neighborhood is mostly made up of 1940's homes. According to the MLS, there are currently 22 homes on the market ranging in price from $56,000 to $499,900. Five of these listings are a short sale or foreclosure. 84 residential properties have sold in the last year in Audubon.
Prices ranged from as low as $39,000 to $300,000. Average price for the last year has been $168,125. In comparison, 78 homes sold in the year prior ranging from $43,000 to $430,000 at an average price of $198,878. This is a 15% decrease in the average sale price for a one year period. This drop in price creates a great opportunity for buyers to step in and become a part of this great neighborhood. Another incentive is that Audubon has been included in the Minneapolis Advantage Program, a program that helps potential buyers purchase foreclosed properties.
Feel free to check back in over the next several weeks as I highlight each of the 81 neighborhoods in the City of Minneapolis.
